We used them to help with a rock well for our sump pump and they were quick, affordable, very communicative, and professional! I would use them again in the future if I needed them!

Just had a set of french drains and new downspout drains installed and we couldn't be happier with the work. The owner was very responsive and helpful. We called on a Thursday afternoon after seeing some water in our basement and he came right out that evening and got started the very next morning. They did an excellent job cleaning up after themselves every day and even helped me out with a few minor touch ups. Would absolutely recommend them to anyone else needing some work done.

They were very responsive and came by and provided a reasonable estimate quickly. They waterproofed my basement (had a mold issue which prompted me to reach out to them) and I haven’t had any issues so far. Worked fast and explained clearly what needed to be done.

Vlad and the Basement Expert team did a fantastic job installing a complete perimeter drain and waterproofing system in our unfinished basement. We appreciated that they were timely, clean, clear communicators, and most of all, that they did excellent work. Our project was challenging, but they were ready to tackle everything that came up including plumbing changes and having to trench around a large boulder, without any unexpected costs on our side. From the start, Vlad’s evaluation of our project was honest and thorough, and they were transparent with pricing and the scope of work. The pricing was competitive and we felt that their team went above and beyond with their excellent workmanship and attention to detail. Throughout the project, they explained what they were doing and consistently made great decisions. For anyone needing a sump pump, french drain, or other basement waterproofing services, I’d recommend Basement Expert without any hesitation!

Vlad of Basement Expert Waterproofing recently diagnosed my basement leak issue. He came with scopes and moisture readers, and was able to not only verify the condition of work I had done previously with another company, but suggest what a reasonable fix would be. He came out the day after I called, and while we had planned to do the job the following week, he was able to complete the job the same day when space opened up in his schedule. I can’t believe it. In the midst of rainy season I got a same day fix with a new rock well and diversion system. These guys are honest, professional, timely, and cost effective. Total pleasure working with them, and they will for sure be the first ones I call if ever I need this type of service again. Thanks Vlad and crew.

We highly recommend Basement Expert. Being new to the area we talked with a lot of companies about waterproofing and other house projects and we were initially impressed with Basement expert's clear communication and they didn't seem like they were trying to sell us something we didn't need. After hiring them, the clear communication continued and we found them to have integrity and take pride in their work. They were also very clear and fair about pricing and definitely earned our trust. We can now rest easy when there is heavy rain knowing that their work is protecting our home and the money we have put into our other improvements!

They are knowledgeable, showed up consistently, and provided updates when unexpected obstacles came along. We have a tricky foundation at the base of a wet hill with poor access and they built complete foundation and runoff drain systems in less than 2 weeks.

I had them add French drains and a channel drain to our basement because water was getting in from the garage and the walls. They did a great job covering the old catch basin in the driveway, adding French drains, and tying our gutter into the new channel drain line. Excellent work, great communication through the entire process, and real integrity. After it was finished, I noticed that the garage door wasn't closing because they had raised the level of concrete. Serhii was out first thing on Monday to fix it, and while he was here he noticed that some of the extra strong concrete they installed in the garage entryway wasn't drying like it was supposed because it's the rainy season. So he had Anatole come out the same day to remove it and install more quick drying concrete. That kind of service and response time is hard to find with contractors. The only thing I wish that was slightly different about the install is that the dimple board (moisture catching fabric on the walls) came out a bit wavy which will make it look pretty bad if we want to paint over it. So we'll probably put up drywall in the basement to cover it, but sadly that will reduce the amount of usable space. I'm not sure if that issue is even something that other contractors could avoid. And in all other respects, they did a fantastic job and we're very pleased. Hasn't been a big rain to test out the new system, but it sure looks solid. Would happily recommend.

We called Basement Expert to come out and take a look at an overflowing gutter drain pipe that was causing water to pool near our foundation during heavy rain. They were very responsive and professional and Vlad and his team were able to come out the next day. When they arrived, they scoped our underground drain pipe and found no issue, but they did note that the gutter itself was not installed correctly and that the adapter from downspout to drain pipe needed replacing. They went to grab supplies and came back right away to fix it. They also didn't charge us for the work because it was a small fix! I was super impressed with their work ethic, attention to detail, and willingness to help us for free. I would recommend anyone to give them a call if you think they could help you out!

Start With the Water Path, Not a Product

A damp wall does not reveal whether the source is surface runoff, a failed wall coating, a blocked footing line, or groundwater loading the joint. During the inspection, we compare staining and efflorescence with exterior grade, roof-water discharge, soil saturation, and the elevation of the lowest leak.

That sequence keeps a small drainage correction from being quoted as full excavation. It also prevents an interior coating from being presented as a cure when water pressure is acting from outside the wall.

  • Surface source: gutters, downspouts, hardscape, and negative grade.
  • Joint source: the wall-to-footing seam, collector elevation, and available outlet.
  • Crack source: whether the opening is stable and leaking or shows movement that needs structural review.

Exterior Access and Discharge Decide the Scope

Exterior membrane work requires enough access to excavate safely, prepare the wall, protect the finished membrane, and restore drainage material without trapping fines against the system. Decks, utilities, narrow side yards, deep footings, and unstable cuts can change the equipment and sequencing needed.

A collector is only useful when the water has a legal, durable outlet. We document whether gravity discharge is available and where a catch basin or French drain can connect without sending water toward another structure. If pumping is considered, the quote identifies access and the proposed discharge route rather than treating the sump pump as the diagnosis.

What the Inspection Records

For foundation waterproofing in Arlington, the inspection record ties visible symptoms to elevations and site conditions. Valley-floor saturation near the Stillaguamish corridor behaves differently from runoff held against a bench lot, so the crew documents evidence before selecting a system.

  1. Leak height, wall condition, crack pattern, and previous coatings or injections.
  2. Exterior grade, downspout routing, hardscape edges, and excavation access.
  3. Footing depth, likely collector elevation, and the available discharge point.
  4. Interior finishes or utilities that affect dust isolation and work-zone access.

The written scope should state which wall or run is included, the membrane and protection layers, collector route, outlet assumption, restoration limits, and what could change after concealed conditions are exposed.

How Diagnosis Changes the Repair Path

Water control and structural movement can appear together, but they are not the same diagnosis. The inspection separates stable leakage, active movement, surface dampness, and footing-level pressure before a repair path is selected.

Stable Leak or Moving Wall?

A stable leaking opening may fit a resin-injection detail. Displacement, widening, or continuing movement belongs in a structural review before drainage or crack repair is finalized.

Light Dampness or Water Pressure?

A coating can help with limited surface dampness after the source is understood. It is not a substitute for drainage when water pressure is acting through the wall or footing joint, and the scope should say which condition the material is intended to manage.

Collector and Discharge Route

When water reaches the footing, a collector must be set at the right elevation and paired with a workable outlet. The proposal identifies membrane protection, aggregate and filter details, catch-basin or pump assumptions, and where the collected water is expected to go.

From Site Notes to a Buildable Scope

The crew turns inspection evidence into a sequence that can be priced and checked in the field:

  1. Mark the symptom area and compare it with exterior elevations.
  2. Confirm access, utilities, and excavation limits.
  3. Define wall preparation, membrane, and protection layers.
  4. Set the collector route and outlet assumption.
  5. List concrete, finish, and landscape restoration limits.
  6. Document concealed-condition decisions before extra work proceeds.

Prepare for a Useful Site Visit

Photograph the Leak While It Is Active

Note whether the leak follows wind-driven rain, prolonged saturation, or a particular downspout. Photos taken during the event are more useful than a dry wall days later. Include the full wall, the exterior area opposite it, paved edges, and any standing water.

Make the Work Area Accessible

Identify buried utilities, previous drainage work, known outlet restrictions, and finishes covering the affected wall. Interior cutting or grinding is isolated with dust-control equipment, including HEPA-filtered air scrubbers where the scope calls for them.

When Basement Waterproofing or Foundation Repair Comes First

Water appearing across a finished floor may require an interior perimeter strategy instead of exterior wall work. See the basement waterproofing page for Arlington for that separate scope.

Displacement or continuing movement belongs in a foundation repair assessment before a drainage detail is finalized. The parent foundation waterproofing overview explains how these services fit together.

What Can Change Once Work Starts?

Unknown footing depth, buried obstructions, damaged concrete, failed utilities, or an outlet at the wrong elevation can change the planned detail. A clear proposal lists these assumptions and explains how concealed conditions will be documented before extra work proceeds.

Inspection and Scope FAQs

These answers cover the evidence and decisions homeowners can expect before a footing-drain or membrane quote.

Nearby Foundation Waterproofing Service Areas

The Arlington crew also schedules same-service inspections in nearby North Snohomish communities:

Photograph the active leak, the full wall from floor to ceiling, and the exterior area directly opposite it. Include nearby downspouts, paved surfaces, and standing water so the inspector can compare the symptom with possible sources.
An exterior membrane is considered when access allows the wall to be exposed and water is reaching the foundation from the soil side. It must be detailed with surface preparation, protection, and drainage; coating an unprepared wall without a route for water does not relieve pressure.
The outlet depends on site elevation and the lawful options available for the property. The inspection checks whether gravity flow is practical and identifies any catch basin, pumping, or connection assumptions that must be confirmed before construction.
Inspection and many interior tasks can continue in wet weather, but open excavation, membrane preparation, and restoration depend on safe soil and manufacturer conditions. The crew sequences those steps around the actual access and forecast rather than promising a fixed method for every storm.
The crew photographs the concealed condition, marks its location against the planned run, and pauses the affected work long enough to price a documented change. Unaffected sections can continue when safe; the condition is not covered before the owner sees the revised scope.
