French Drain Installation in Everett, WA and Snohomish county
Covering the whole Seattle metro? Our main drain installation page explains the method. This page covers local jobs.
Basement Expert handles French drain installation in Everett for yards that hold water and basements that seep at the floor joint. The drain itself is simple: perforated pipe in washed gravel, wrapped in filter fabric and sloped to a real outlet such as a daylight point, a catch basin or a sump. The hard part is the plan, so every job starts with an inspection that maps where the water comes from before we size the run.
What We Check Before We Dig
Much of the north end sits on dense glacial till. Rain soaks the top few feet, hits the hardpan and then moves sideways toward the house instead of draining down. On the walk-through we look at:
- Where water stands after a storm and how long it stays.
- Downspout layout. Roof water stays in its own solid pipe and never goes into the perforated line.
- Grade along the foundation and how far we can carry water to discharge.
- Basement clues: white efflorescence, a damp cove joint, or water at the wall-to-floor seam.
Yard and Footing Drains Outside the House
Outside, we trench along the wet area or the footing, line the trench with fabric, bed the pipe in washed rock at a steady fall and backfill so surface water can reach the gravel. On a footing run the pipe sits beside the footing, not on top of it, so it picks up water before pressure builds against the wall.
We restore the trench line, but plan on some lawn and bed repair where the excavator works.
Interior Perimeter Drain When Digging Isn’t Possible
When a deck, driveway or the property line blocks the outside, we cut the slab along the inside of the wall, set a perimeter pipe next to the footing and run it to a sump basin. A dimple membrane goes on the wall so seepage drops into the channel instead of spreading across the floor.
Larger Lots and Commercial Sites
Big lots and commercial buildings need a flow estimate before pipe size and outlets are chosen. We measure roof area and paving that sheds water toward the problem spot, then put the run, pipe size and discharge points on a drawing before anyone starts digging.
What Does Drain Installation Cost?
The average cost to install a drain line in Everett ranges from $50 to $250 per linear foot, but prices are always calculated on an individual estimate, which is provided to each customer free of charge. What moves the number:
- Length of the run and depth to the footing.
- How far the water has to travel to a legal outlet.
- Inside versus outside work, and whether a sump is needed.
- Decks, pavers or plantings that have to come out and go back.
