We used them to help with a rock well for our sump pump and they were quick, affordable, very communicative, and professional! I would use them again in the future if I needed them!

Just had a set of french drains and new downspout drains installed and we couldn't be happier with the work. The owner was very responsive and helpful. We called on a Thursday afternoon after seeing some water in our basement and he came right out that evening and got started the very next morning. They did an excellent job cleaning up after themselves every day and even helped me out with a few minor touch ups. Would absolutely recommend them to anyone else needing some work done.

They were very responsive and came by and provided a reasonable estimate quickly. They waterproofed my basement (had a mold issue which prompted me to reach out to them) and I haven’t had any issues so far. Worked fast and explained clearly what needed to be done.

Vlad and the Basement Expert team did a fantastic job installing a complete perimeter drain and waterproofing system in our unfinished basement. We appreciated that they were timely, clean, clear communicators, and most of all, that they did excellent work. Our project was challenging, but they were ready to tackle everything that came up including plumbing changes and having to trench around a large boulder, without any unexpected costs on our side. From the start, Vlad’s evaluation of our project was honest and thorough, and they were transparent with pricing and the scope of work. The pricing was competitive and we felt that their team went above and beyond with their excellent workmanship and attention to detail. Throughout the project, they explained what they were doing and consistently made great decisions. For anyone needing a sump pump, french drain, or other basement waterproofing services, I’d recommend Basement Expert without any hesitation!

Vlad of Basement Expert Waterproofing recently diagnosed my basement leak issue. He came with scopes and moisture readers, and was able to not only verify the condition of work I had done previously with another company, but suggest what a reasonable fix would be. He came out the day after I called, and while we had planned to do the job the following week, he was able to complete the job the same day when space opened up in his schedule. I can’t believe it. In the midst of rainy season I got a same day fix with a new rock well and diversion system. These guys are honest, professional, timely, and cost effective. Total pleasure working with them, and they will for sure be the first ones I call if ever I need this type of service again. Thanks Vlad and crew.

We highly recommend Basement Expert. Being new to the area we talked with a lot of companies about waterproofing and other house projects and we were initially impressed with Basement expert's clear communication and they didn't seem like they were trying to sell us something we didn't need. After hiring them, the clear communication continued and we found them to have integrity and take pride in their work. They were also very clear and fair about pricing and definitely earned our trust. We can now rest easy when there is heavy rain knowing that their work is protecting our home and the money we have put into our other improvements!

They are knowledgeable, showed up consistently, and provided updates when unexpected obstacles came along. We have a tricky foundation at the base of a wet hill with poor access and they built complete foundation and runoff drain systems in less than 2 weeks.

I had them add French drains and a channel drain to our basement because water was getting in from the garage and the walls. They did a great job covering the old catch basin in the driveway, adding French drains, and tying our gutter into the new channel drain line. Excellent work, great communication through the entire process, and real integrity. After it was finished, I noticed that the garage door wasn't closing because they had raised the level of concrete. Serhii was out first thing on Monday to fix it, and while he was here he noticed that some of the extra strong concrete they installed in the garage entryway wasn't drying like it was supposed because it's the rainy season. So he had Anatole come out the same day to remove it and install more quick drying concrete. That kind of service and response time is hard to find with contractors. The only thing I wish that was slightly different about the install is that the dimple board (moisture catching fabric on the walls) came out a bit wavy which will make it look pretty bad if we want to paint over it. So we'll probably put up drywall in the basement to cover it, but sadly that will reduce the amount of usable space. I'm not sure if that issue is even something that other contractors could avoid. And in all other respects, they did a fantastic job and we're very pleased. Hasn't been a big rain to test out the new system, but it sure looks solid. Would happily recommend.

We called Basement Expert to come out and take a look at an overflowing gutter drain pipe that was causing water to pool near our foundation during heavy rain. They were very responsive and professional and Vlad and his team were able to come out the next day. When they arrived, they scoped our underground drain pipe and found no issue, but they did note that the gutter itself was not installed correctly and that the adapter from downspout to drain pipe needed replacing. They went to grab supplies and came back right away to fix it. They also didn't charge us for the work because it was a small fix! I was super impressed with their work ethic, attention to detail, and willingness to help us for free. I would recommend anyone to give them a call if you think they could help you out!

Why a Wet Wall Doesn’t Tell You the Source

A wet stain on concrete looks the same whether it came from a gutter dumping at the corner, an old coating that’s let go, a clogged footing line, or groundwater pushing at the joint. So on the visit we line up the staining and the white efflorescence with what’s outside: how the yard is graded, where the roof water goes, how soaked the soil is, and how high the lowest leak sits.

Doing it in that order matters. It stops a small drainage fix from turning into a full excavation quote, and it keeps anyone from selling you an interior coating as the cure when the pressure is coming from outside.

  • Water coming off the surface usually traces back to gutters, downspouts, a patio edge, or ground that slopes toward the house.
  • Water at the joint sends us to the seam where the wall meets the footing, how deep a collector would sit, and where it could drain.
  • With a crack, the real question is whether it’s just leaking or still moving, because movement needs a structural look first.

Can We Dig Here, and Where Will the Water Go?

An outside membrane only works if we can dig safely, clean and prep the wall, protect the membrane once it’s on, and put the drain rock back without packing fines against it. A deck, buried utilities, a narrow side yard, a deep footing, or soil that won’t hold a cut can all change the equipment we bring and the order we work in.

A collector pipe is only worth putting in if the water has somewhere legal and lasting to go. We check whether it can drain by gravity and where a catch basin or French drain could tie in without pushing water at a neighbor’s foundation. If a pump comes up, the quote shows the access and the discharge route. The pump is part of the fix, not the diagnosis.

Mill Creek Lots and What We Write Down

Clay along the North Creek corridor and the hillside streets doesn’t drain like the flat master-planned sections do. That’s why foundation waterproofing in Mill Creek starts with notes on your lot, not a product pick. Here’s what goes on the sheet:

  1. How high the leak sits, what shape the wall is in, the crack pattern, and any old coatings or injections.
  2. The grade outside, where the downspouts empty, the edges of patios and driveways, and how much room there is to dig.
  3. How deep the footing is, roughly where a collector would sit, and the spot it could drain to.
  4. Finished walls or utilities inside that change how we contain dust and set up the work area.

Your written scope should spell out which wall or run is covered, the membrane and protection layers, the collector route, where we’re assuming it drains, how far restoration goes, and what might change once hidden conditions are opened up.

Leak, Movement, or Both?

Water and structural movement can show up on the same wall, but they’re different problems. Before we pick a repair, we sort out whether it’s a steady leak, a wall that’s still moving, plain surface dampness, or pressure down at the footing.

A Crack That’s Only Leaking

If the crack is stable and just lets water through, a resin injection may handle it. If it’s widening, shifting, or still moving, it gets a structural review before we settle on drainage or crack repair is finalized.

Where a Coating Fits

Once we know the source, a coating can help with light surface dampness. It won’t stand in for drainage when water is pushing through the wall or the footing joint, and your scope should say exactly which problem the coating is there to handle.

Getting Water Away From the Footing

When water is getting down to the footing, the collector has to sit at the right height and drain to an outlet that actually works. The proposal lists the membrane protection, the drain rock and filter layer, any catch basin or pump we’re counting on, and where the water ends up.

How Your Quote Gets Built

Here’s how what we see on site turns into steps you can price and we can check as we go:

  1. First we mark where the water shows and check it against the grade outside.
  2. Access, utilities, and how far we can dig get confirmed.
  3. The wall prep, membrane, and protection layers are spelled out.
  4. Then comes the collector route and the outlet it’s meant to reach.
  5. How much concrete, finish, and landscaping we restore goes in writing.
  6. Anything hidden that turns up is documented and talked through before extra work starts.

Before We Come Out

Grab Photos While It’s Raining

A dry wall three days later doesn’t tell us much. Shoot it while it’s wet, and jot down whether it follows wind-driven rain, a long soaking stretch, or one particular downspout. Get the whole wall, the outside area right across from it, any paved edges, and standing water.

Tell Us What’s Buried or Covered

Let us know about buried utilities, past drainage work, any outlet restrictions you’ve heard about, and finishes covering the wall. If we have to cut or grind inside, we close off the area for dust and run HEPA-filtered air scrubbers when the scope calls for them.

If This Isn’t the Right Service

If water is spreading across a finished floor, you may need an interior perimeter system rather than outside wall work. Our basement waterproofing page for Mill Creek covers that job.

A wall that’s shifting needs a foundation repair assessment before any drainage detail gets locked in. The foundation waterproofing overview shows how the services fit together.

When the Dig Turns Up Surprises

Sometimes the footing is deeper than anyone guessed, or we hit buried debris, cracked concrete, a failed utility line, or an outlet sitting at the wrong height. Any of those can change the plan. A good proposal names those assumptions up front and explains how we’ll document what we find before doing extra work.

Common Questions Before a Footing Drain Quote

Short answers to what people usually ask before we price foundation waterproofing in Mill Creek, whether that’s footing drains, a membrane, or both.

Other Cities This Crew Covers

The same crew runs these inspections in nearby South Snohomish County cities too:

Seepage across a finished floor is a different job. It’s covered on our basement waterproofing in Mill Creek page.

The leak while it’s active, the whole wall from floor to ceiling, and the outside spot directly across from it. Add nearby downspouts, paving, and any standing water so we can match the symptom to a likely source.
Only if we can expose the wall and the water is coming in from the soil side. Then it needs proper prep, protection, and drainage behind it. Painting a coating on an unprepared wall with nowhere for the water to go won’t take the pressure off.
That depends on how your lot sits and what’s legally allowed for your property. We check whether gravity drainage will work and flag any catch basin, pump, or tie-in that has to be confirmed before construction.
Inspections and a lot of interior work go ahead in the rain. Open digging, membrane prep, and restoration depend on the soil being safe and the manufacturer’s conditions being met, so we schedule those around your site and the forecast instead of promising one method for every storm.
We document it before any extra work goes ahead. Your proposal lists the usual suspects, like a deeper footing, buried debris, or an outlet at the wrong height, and explains how that documentation works.
