We used them to help with a rock well for our sump pump and they were quick, affordable, very communicative, and professional! I would use them again in the future if I needed them!

Just had a set of french drains and new downspout drains installed and we couldn't be happier with the work. The owner was very responsive and helpful. We called on a Thursday afternoon after seeing some water in our basement and he came right out that evening and got started the very next morning. They did an excellent job cleaning up after themselves every day and even helped me out with a few minor touch ups. Would absolutely recommend them to anyone else needing some work done.

They were very responsive and came by and provided a reasonable estimate quickly. They waterproofed my basement (had a mold issue which prompted me to reach out to them) and I haven’t had any issues so far. Worked fast and explained clearly what needed to be done.

Vlad and the Basement Expert team did a fantastic job installing a complete perimeter drain and waterproofing system in our unfinished basement. We appreciated that they were timely, clean, clear communicators, and most of all, that they did excellent work. Our project was challenging, but they were ready to tackle everything that came up including plumbing changes and having to trench around a large boulder, without any unexpected costs on our side. From the start, Vlad’s evaluation of our project was honest and thorough, and they were transparent with pricing and the scope of work. The pricing was competitive and we felt that their team went above and beyond with their excellent workmanship and attention to detail. Throughout the project, they explained what they were doing and consistently made great decisions. For anyone needing a sump pump, french drain, or other basement waterproofing services, I’d recommend Basement Expert without any hesitation!

Vlad of Basement Expert Waterproofing recently diagnosed my basement leak issue. He came with scopes and moisture readers, and was able to not only verify the condition of work I had done previously with another company, but suggest what a reasonable fix would be. He came out the day after I called, and while we had planned to do the job the following week, he was able to complete the job the same day when space opened up in his schedule. I can’t believe it. In the midst of rainy season I got a same day fix with a new rock well and diversion system. These guys are honest, professional, timely, and cost effective. Total pleasure working with them, and they will for sure be the first ones I call if ever I need this type of service again. Thanks Vlad and crew.

We highly recommend Basement Expert. Being new to the area we talked with a lot of companies about waterproofing and other house projects and we were initially impressed with Basement expert's clear communication and they didn't seem like they were trying to sell us something we didn't need. After hiring them, the clear communication continued and we found them to have integrity and take pride in their work. They were also very clear and fair about pricing and definitely earned our trust. We can now rest easy when there is heavy rain knowing that their work is protecting our home and the money we have put into our other improvements!

They are knowledgeable, showed up consistently, and provided updates when unexpected obstacles came along. We have a tricky foundation at the base of a wet hill with poor access and they built complete foundation and runoff drain systems in less than 2 weeks.

I had them add French drains and a channel drain to our basement because water was getting in from the garage and the walls. They did a great job covering the old catch basin in the driveway, adding French drains, and tying our gutter into the new channel drain line. Excellent work, great communication through the entire process, and real integrity. After it was finished, I noticed that the garage door wasn't closing because they had raised the level of concrete. Serhii was out first thing on Monday to fix it, and while he was here he noticed that some of the extra strong concrete they installed in the garage entryway wasn't drying like it was supposed because it's the rainy season. So he had Anatole come out the same day to remove it and install more quick drying concrete. That kind of service and response time is hard to find with contractors. The only thing I wish that was slightly different about the install is that the dimple board (moisture catching fabric on the walls) came out a bit wavy which will make it look pretty bad if we want to paint over it. So we'll probably put up drywall in the basement to cover it, but sadly that will reduce the amount of usable space. I'm not sure if that issue is even something that other contractors could avoid. And in all other respects, they did a fantastic job and we're very pleased. Hasn't been a big rain to test out the new system, but it sure looks solid. Would happily recommend.

We called Basement Expert to come out and take a look at an overflowing gutter drain pipe that was causing water to pool near our foundation during heavy rain. They were very responsive and professional and Vlad and his team were able to come out the next day. When they arrived, they scoped our underground drain pipe and found no issue, but they did note that the gutter itself was not installed correctly and that the adapter from downspout to drain pipe needed replacing. They went to grab supplies and came back right away to fix it. They also didn't charge us for the work because it was a small fix! I was super impressed with their work ethic, attention to detail, and willingness to help us for free. I would recommend anyone to give them a call if you think they could help you out!

Delta Soil Changes the Plan

Basement Expert scopes foundation waterproofing in Everett for Snohomish River delta soils—fine silts and a high seasonal water table that load footing joints before finished floors look wet. We map exterior membrane and footing drains to Port Gardner, Riverside, and south-river grades, then use interior relief only when excavation access is blocked.

On river-bottom lots the problem is rarely one crack. It is a water table that rises every winter and sits against the lower wall for weeks. So our first visit measures where water stands, how fast it returns after pumping, and whether there is a gravity outlet. Ask any waterproofing company you talk to how they plan to handle that rising water, not just the visible leak.

What Pushes Water Into Older Basements

River-corridor homes on Snohomish River delta soils—silty floodplain deposits—hold a high water table after atmospheric-river weeks. That water presses at the footing joint, not only at the slab. On Port Gardner, Riverside, and lots near the river mouth, we size drainage for delta saturation—not Eastside hillside cut-and-fill clay.

Many houses near downtown and the river were built before modern footing drains, or with clay tile that has since collapsed. The usual contributors we find:

  • Clay tile drains broken or filled with silt.
  • Gutters overflowing onto soil that is already saturated.
  • Downspouts tied into failed underground lines.
  • Low spots and grading that send water back to the wall.

Left alone, saturated soil softens under the footing and the wall starts to crack or settle.

Repair Options, From Light to Heavy

We sort the work by how much water and movement there is. Light dampness gets a light fix; standing water and moving walls get drainage and structural work.

Strengthening a Cracked or Bowing Wall

A wall that is shifting needs support before sealing. Carbon fiber straps bonded to the concrete hold it against soil pressure without digging. When cracks are the main concern, our foundation crack repair in Everett page covers the options.

  • Low profile, so walls can be finished afterward.
  • No excavation or steel beams.
  • Slows or stops inward bowing.

Crack Injection: Epoxy or Polyurethane

Two materials, two jobs:

  • Epoxy restores strength across a crack in a stable wall.
  • Polyurethane foams and stays flexible, sealing leaks in cracks that open and close with the seasons.

Injection works from inside and is usually done in a day.

Coatings: Useful, but Limited

A sealant or coating can handle condensation and mild dampness, or act as a vapor layer behind finished walls. On delta soil with a high water table, though, water pushes from behind and coatings tend to blister, peel or crack. We use them as a finishing layer, not as the fix for active leaks.

Drain the Water Instead of Fighting It

Where groundwater keeps coming back, we lower it. A French drain along the footing collects water before it reaches the slab, and a sump basin lifts it out when the lot has no low point to drain to. A dimpled membrane on the wall guides seepage down into the channel.

Discharge goes to a dry well or approved storm connection, sized for winter flow rather than a summer test.

Six Steps on a Typical Job

  1. Set up protection and dust control.
  2. Cut the slab or open the exterior trench.
  3. Dig to the footing for the drain line.
  4. Attach the wall membrane.
  5. Install pipe, rock and the sump.
  6. Pour back concrete or backfill, then clean up.

Most interior systems take a few days; exterior work depends on access and depth.

Family-Owned, Based Down the Road

Basement Expert (Artbrick LLC) is a family-owned crew working out of Lynnwood. The person who inspects your basement is part of the team that does the work, and we tell you plainly when a smaller fix will do.

NDS Drainage Training

We size drains and outlets from the water the site actually carries, using NDS drainage practices, rather than guessing from the wet spot on the wall.

Clean Indoor Work

Concrete cutting makes dust. Our crews isolate the work area and run HEPA scrubbers and extraction throughout the job.

New Builds and Commercial Sites

On new construction we fit membranes, footing drains and sumps into the builder’s schedule. Our scope covers interior systems, exterior basement waterproofing, French drains and sump pumps.

Fixing Houses That Never Had Drainage

Older homes often need more than a drain. Our foundation repair crew also handles:

  • Rotted sill plates and framing from long-term moisture.
  • Exterior cracks that feed water to the wall.
  • Settled or shifted footings.
  • Shrinkage cracks, once the cause is confirmed.

What Does a Typical Project Cost?

Small repairs, such as structural epoxy injection, typically run $600 to $4,000 per crack, while comprehensive exterior waterproofing systems for an entire perimeter typically range between $15,000 and $20,000 depending on excavation depth and accessibility. On high-water-table lots, sump capacity and the outlet distance also affect the price. Your estimate is written and itemized.

Foundation Waterproofing in Everett – FAQs

Short answers to what river-area homeowners ask first.

Neighborhoods and Corridors We Serve

From our Lynnwood headquarters we run foundation waterproofing in Everett daily—Port Gardner, Riverside, and neighborhoods along the Snohomish River. Delta silts, a river-influenced water table, and winter saturation show up as footing-joint seepage, not just floor dampness.

Nearby Cities

For finished-space floor seepage, see our finished-basement drainage page. Hub overview: foundation waterproofing.

The water table near the river rises during long rainy stretches and drops in summer. Drainage that lowers water at the footing handles the seasonal peak.

Usually. Low, flat lots rarely have a gravity outlet, so a sump basin and pump move collected water out and away.

If a camera or flow test shows them broken or full of silt, yes. Repairs to a few sections can work when the rest of the line is sound.

Tape a square of plastic to the wall for two days. Moisture under the plastic is coming through the wall; moisture on top is condensation.

We price by the length of wall treated, depth, access, interior finishes to remove and replace, and the pump or outlet the site needs.

Most Washington policies exclude gradual groundwater seepage. Flood coverage is separate, so check both policies.

Fine silts hold water and drain slowly, so after heavy rain the saturated soil presses against the lower wall and the footing joint for days.

Yes. Interior drains and crack injection are year-round jobs; exterior digging is planned around the weather.

We work across Everett, WA, including the 98201, 98203, 98204 and 98208 zip codes, and nearby Snohomish County communities.
