Short answer

A shop-vac removes surface water only. It cannot extract moisture trapped in concrete pores or behind finished wall assemblies. Puget Sound groundwater often carries soil bacteria and contaminants that require industrial drying and proper antimicrobial treatment—surface drying leaves musty odor, hidden mold, and structural rot.

Dive deep

Concrete is porous; capillary moisture remains after the visible pool is gone. Drywall, insulation, and framing wick water vertically and hold it inside cavities where fans blow air across the surface without lowering internal moisture content.

We use LGR dehumidifiers, penetrative moisture meters, and hospital-grade antimicrobials where contamination warrants. On site we classify water category, map affected assemblies, and dry to a verified standard. Shop-vacs also lack the airflow planning and logging insurers expect for legitimate claims.

Bad advice: “Just run fans for a few days” after a flood, or assuming no smell means dry structure. Vapor drive from a wet slab can keep an entire basement humid for months without professional equipment.

When it applies

  • Any basement flood affecting concrete, framing, or finishes
  • Contaminated or groundwater intrusion—not clean supply-line only
  • Insurance claims requiring documented structural drying
  • Recurring musty odor after DIY drying attempts

When it does not

  • Small, clean spill on sealed floor caught and wiped immediately
